Buying, checks, costs and financing
Can a foreigner buy property in Portugal?+
Yes. Portugal generally allows foreign buyers to purchase residential and commercial property. You will need identification, a Portuguese NIF tax number and transparent proof of funds.
Can I buy without Portuguese residency?+
Yes. A residence permit is not a condition for buying property. Much of the process can be completed remotely, including through a properly drafted power of attorney.
What should be checked before paying a deposit?+
Ownership, licences, registered areas, charges, condominium records, planning compliance, energy certificate and the seller’s authority should be reviewed before binding commitments.
What is a CPCV?+
The CPCV is the promissory sale and purchase agreement. It records price, deadlines, deposit, conditions and consequences of default. It should be reviewed independently before signature.
What purchase taxes and costs apply?+
Budget for IMT transfer tax, stamp duty, registration, legal support and, where relevant, bank valuation and mortgage costs. The exact amount depends on price and intended use.
Can a non-resident obtain a Portuguese mortgage?+
Yes, subject to bank approval. Non-residents usually need a larger deposit and detailed evidence of income, liabilities and source of funds.
Does buying property provide residency?+
An ordinary property purchase does not automatically grant Portuguese residency. It may support proof of accommodation within a separate immigration route.
New development or resale property?+
New developments offer efficiency, warranties and modern layouts but may carry completion risk. Resale homes can be assessed immediately but often require deeper technical checks or renovation.
